Who to target in Facebook ads

Surely, you know how huge Facebook is. With just about  2.8 billion active users per month, the multitude of potential audiences on Facebook is enormous. Finding your target audience on Facebook can seem daunting, but it doesn’t have to be. We have 2 recommendations for you.

Target your audience according to the tags in the content streams

At EOwn, we have filtered content streams by tags to help you find the right audience for your email campaigns. Here are some options for you:

  • Target by Location

  • Facebook used to let agents pick a ZIP code for location, but they now only allow you to drop a pin and advertise to people within a 15-mile radius. For example, if the content stream has a ‘Washington’ tag, target your audience’s location around Washington State.

  • Target by Age Ranges

  • There is no use in showing your ads to an 18-year-old who likely does not have the budget to purchase the $2 million house you’re attempting to sell. Or, if you’re advertising content stream with the ‘Empty Nesters’ tag, you will want to target people above 50 years old.

  • Target by Income

  • By navigating to Detailed Targeting > Demographics > Financial > Income, you can target your audience based on how much they’re making, which can help determine the types of properties that people are able to buy. If you’re using ‘Luxury property’ content stream, you should choose the group of Household income: top 5% of ZIP codes (US)

  • Target by Interests

  • In the past, Facebook would allow agents to target audiences by income, ZIP code, gender, marital status, and more demographics. Now, because of their new fair housing regulations, Facebook only lets agents target by interest. Here are a few interests you might want to consider targeting:

Zillow, Trulia, Real estate investing, First-time buyer, For sale by owner, Holiday cottage, Home equity loan, Refinancing house, House hunting, Housing.com, Land and houses, Luxury real estate, Mortgage loans, Property finder, etc.

Target your audience according to their past behaviors

  •  Target Lookalike audience

  • If you have a list of people who recently purchased, you can upload that list to Facebook, and then have Facebook find similar individuals who are likely ready to invest in your beautiful properties.

  • Target Custom audience

  • Create a Facebook pixel to build a Custom Audience of people who took actions on your website. This function can help you target audiences that are more likely to respond to your ad messages retarget website visitors who do not convert on their first visit, generate leads, get repeat business or referral from current clients. If you’re retargeting to your old clients, we recommend you use content stream with a ‘Referral’ tag.

Where to run Facebook ads

Option 1: You can log into Facebook Ads Manager and select the Campaigns tab, then click Create to get started with a new Facebook ad campaign.

Option 2: You can use CRM if it has a FB ads integration. Here is a list of CRM software that integrates with Facebook.
